Every branch’s lettings department is led by a manager with extensive experience. An advanced computer network connects all of the departments and offices, giving employees immediate access to comprehensive data about applicants, landlords, and the status of each tenancy.

A group of tax professionals and accountants assist the leasing offices. Staff members have easy access to all the necessary information, so they can respond to inquiries promptly.

Schedule Of Fees

  • For tenancies of 3 months or more: 11% + VAT (13.2%). Inclusive of applying for consents, key holding, notification of utility companies, rent statements to Landlord and/or accountant, negotiating dilapidations at the end of tenancy.
  • Letting & Renewal Service 3 Months Or Less: Letting and renewal service for tenancies 3 months or less: 15% + VAT (18%).
  • Management, Letting & Renewal Service: Management, letting and renewal service 16% + VAT (19.2%).
  • Management Only Service: Management only service: 6% + VAT (7.2%).

  • Tenancy Agreement Prep & Negotiations: Preparing and negotiating Tenancy Agreement : £264 inc. VAT. Includes Tenancy Deposit Scheme memberships and deposit registration/certification.
  • Renewal Document Prep & Negotiation: Preparing and negotiating renewal documents : £132 inc. VAT. Includes TDS membership and re-certification.
  • Decorating, Refurbishment Service: Decorating, refurbishment service: 10% of the cost of works + VAT (12%).
  • Purchasing Items On Behalf Of Landlord: Purchasing items on behalf of landlord (managed tenancies): 10% of the cost of item (if over £200) + VAT (12%).
  • Withdrawal Of Instructions: For example, abortive charges, advertising costs, photography as incurred, time related costs as appropriate.
  • Evidence Submission To TDS: Submission of evidence to TDS for Landlord: £300 inc. VAT
  • Attending Formal Proceedings: Attending formal proceedings: £240 per hour inc. VAT
  • Payments By CHAPS: Payments cost £25.

Client Money Protection (CMP)

Beginning on Monday, April 1, all agents who deal with residential lettings in England are required by law to be members of a Government Approved Client Money Protection (CMP) program.
